Great investment property in Herne Bay yielding 5%

Here's another great property that's just come on the market this morning with Rightmove. It's on the market at £119K with Wilbee & Son and from the photographs it looks like it's ready to move straight in.

As mentioned in previous blogs, such properties are in great demand and this property should get at least a monthly rental of circa £500 per month, which in turn will give you a good yield of 5%. It's possible that the rent could be higher at let's say £550, which then moves the yield to 5.5%.

Canterbury City Centre - 7.2% yield under £100,000

'The Good Estate Agent' from Hythe have just put this on the market .. a studio for under £100,000. No internals so not sure how nice it is inside but depending on condition should rent for between £550 per month and £600 per month .. a yield 6.7% to 7.2%

Great investment property in Seymour Place, Canterbury which could yield close to 6%

Here's an interesting property that's just come on the market in Seymour Place in Canterbury. It's on the market at £150K (offers in excess of) with Connells. At this sort of price, this looks a good investment property. In addition, they are also showing that the property is Tenanted, with the tenant paying £700 per month rent.
 
Now based upon these figures, this will yield circa 5.6%, which is not too bad. Delve a bit deeper and let's say that the property was given a 'lick of paint', I would reckon that the rental figure would be closer to the market rate of £750, which in turn makes it now closer to 6% yield, which is getting even better!
 
In addition, the agent has disclosed that it's Chain Free! It just gets better! Give them a call and check it out further.

Ospringe Road - Faversham - Yield 5.14%

Monday morning, after a fabulous weekend weather-wise and it's already great start to the week in the property market! This mornings browse through Rightmove has uncovered another possible gem in Faversham. It's on the market at £175K in the ever popular Ospringe Road, with Miles & Barr. Therefore, great property in great location, which will be a great rental = RESULT!

These properties are in good demand by tenants and we have a number of similar properties in Ospringe Road in Faversham which rent out for between £750 and £775 per month, which even at the lower end £750 will give you a yield of 5.14%. Not only will this one make a good property for your portfolio, but the capital growth will certainly be one to watch in this great market town.

Thanington Estate outperforms the South Canterbury property market by 66%

 I was recently speaking to a landlord, who lives in South Canterbury just off New Dover Road, who took me up on the offer of an informal chat about the Canterbury property market after reading my article in the Canterbury Times.  We got talking about investing in Canterbury and how different areas of the City performed against other areas. Investing in Canterbury property is a balancing act between capital growth and yield. On the one hand going for strong capital growth seems an obvious choice because of the potential to generate long term capital profit, especially with inflation eating away at our savings. However, rental yields on high capital growth properties tend to be low meaning if you are taking a high percentage mortgage, the rent doesn’t pay the mortgage payments.


It became really interesting as we chatted and compared his area of South Canterbury against the Thanington Estate, where he was brought up in the 1950’s. The average price of a house in South Canterbury is currently £367,800 with the average rent being £1, 206 per month. This would give our landlord a yield of 3.9% per year .. very reasonable indeed. Until you consider those ex-local authority 2 bed apartments on the Thanington estate, which currently  sell for around £118,700 and let, depending upon condition, for around £645 per month, a yield of 6.4% per year, which is a 66% proportionally higher yield.


However, like I said a few weeks ago, yields are not everything in property investment. Another is how the value of the property goes up over time. Better properties in better locations don’t have the best yields, but their property values tend to go up quicker over the long term.


In the last 13 years property values have only risen on average by 41.3% in the Thanington Estate, which is very impressive considering there was the 2008 property crash.  However, property values for houses in South Canterbury have risen by an average 84.3% in the same time frame. So, if you are investing in Canterbury property do you want capital value or yield?

Now I know there aren’t many landlords that would buy a large semi-detached or detached house in South Canterbury to rent out. It’s just that looking at the Canterbury property market in more depth enables me to give you the best advice and opinion to help you find the best property to invest in. It is in our interest that you buy a property which will rent well, and for long periods of time. Good investment in Faversham for £110K - should yield 6.55%!

Properties, such as these, are great to get that first step towards a property portfolio. This one has just come on the market with Ward & Partners and is being offered for £110K. Again, such properties are in great demand with young professionals / couples and due to it's great location should rent fairly swiftly. Such a property, due to it's central location, should rent for circa £600 per month, which in turn delivers a great yield of 6.55%.
 
Such properties, at this price, don't often come on the market so I don't expect this one to be on the market much longer.

Great start to the week with a belting 6.25% yield in Beltinge Road, Herne Bay!

Here's a great property that's just come on in the market in Herne Bay. This will not be on the market for long, so get on that phone and start dialling!

Such properties are in great demand and will rent out all day long at between £450 and £500 per month and at the upper end of the rent scale, that's a great yield of 6.25%. From the photos, the property has been renovated to a great spec and tenants can move in fairly swiftly. In addition, there's no chain with this one either!

'Under the hammer' project in Faversham - should yield circa 5%

These little gems don't come on the market that often! It's just come on the market with Geering & Colyer and appears to be a great project / investment property.

It's being offered to the market at £155K and although the agent is indicating 'in need of renovation', I still believe the figures stack up.

These properties rent out for circa £750.00 per month and let's say you spent about £20K on a complete redecoration to a good spec, which would include a new bathroom and kitchen, this little beauty would give you a return of at least 5%!

I don't believe this one will be on the market for long, so give them a call.

Cracking yield of 7.16% in Sturry Road, Canterbury.

One of the regular requests that I receive from investment Landlords is what are the best type of properties to invest in. In the main, I reply, it's not so much about the type of property, but what is the best yield and what's, more importantly, in constant demand.
 
The above being the case, then 'budget' two bedroom apartments are always top of the list and when I say 'budget' I mean those that are sub £900.00 per month rent, which are great for sharers / students. One of the other great attractions of these properties are the room sizes, as they are far larger than a modern build.
 
Therefore, taking all of this into consideration, you can see why the property below caught my eye. It's on with Miles & Barr and they are looking for £147,500 and I would reckon that there's a deal to be made on that price. Let's take an example (this example is one of our two beds, within 100 metres of this property) of a monthly rental of £880.00 and this property gives you a cracking yield of 7.16%.
 
I suspect that the inside may need a bit of work, as there's no inside 'piccies', but generally the works should be fairly cosmetic.

And another favourite in Faversham!

On a similar note to Herne Bay, we tend to find that good two bedroom properties in Faversham for waiting tenants are in short supply. When I look at the daily enquiries we receive from both Rightmove and Zoopla, such requests are without doubt the most frequent we receive.

Today, we have found the property below which has just come on the market with Ward & Partners. It's been priced at £165K, which should deliver a yield of circa 5.45%, based upon a monthly rent of £750.00.

The great point about this property, relevant to it's excellent condition, is it's 'good to go', i.e. buy it, then let it! More importantly, the capital growth on this property should be good as well, especially if you can knock a bit off the asking price.

On my Saturday morning search through Rightmove, quite a few properties came onto the market during the night, but there was one that caught my eye.

It's on the market at £160K with Miles and Barr and will be make a great first Buy-to-Let or an addition to an existing portfolio. These properties are great for families and will let all day long at circa £800.00 per month. No good for students, as this one is outside of that catchment area.

The inside looks OK and would appear to need not much more than a 'freshen up' paint job.

Get down to Downs Park in Herne Bay!

Another Friday morning and another weekend ahead of us! Anyway, back to business. Two bedroom properties, whether they be apartments or houses are in great demand by tenants, with Herne Bay being in constant demand.
 
In this mornings 'trawl', on Rightmove, the following property caught my eye. This 2 bed apartment in Downs Park is on the market with Kent Estate Agencies and is being offered for £155K. From the photographs it all looks pretty tidy and if purchased should be turned around in a week for the rental market.

On checking our records and looking at similar properties that we rent in Herne Bay, the rental should be in the region of £750 per month, which would equate to a yield of circa 5.8%, which is pretty good.

Great little number to add to your portfolio in Canterbury!

Last night I had an evening appointment with a lovely couple, Sue & Bill, at their house near Faversham. They are looking to make their first property investment in the buy-to-let market. We spent time looking at a number of permutations and whilst we are looking at a few examples, the property below caught my eye on Rightmove.

It's a real cracker and certainly ticks a number of boxes, i.e. great location, good price (a bit of haggling may drop it a bit more) and very 'rentable'!

It's being offered at £119.5K with Kent Estate Agencies in Canterbury and with a bit of TLC ('freshen up' painting), should be back on the market in a couple weeks with a rental value of circa £650 per month, giving a yield of 6.53%. Such apartments are in great demand and will rent very quickly.

On my daily hunt through Rightmove, another great property caught my eye. It's just come on the market with Ward & Partners in Herne Bay and is being offered at £145K. The inside spec looks superb, plus two x double bedrooms (one of them en-suite). Another big plus with this property is the gas central heating and the double glazing, therefore great fuel economy = happy tenants! At a great price and a potential monthly rental of £700 per month, this will give you a yield close to 6%. Looks a bargain and I'm sure this won't be on the market for long.
